Madhava Rao had many properties, both movable and immovable in Visakhapatnam. He lived in his own house situated in Sitammadhara in Visakhapatnam. He was involved in a partnership business of agricultural pesticides. Rao wanted to lease out one of his properties and came across Upender, an advocate whose practice was slowly picking up.
Finding that Rao’s property fitted his requirements, Upender contacted Rao and fixed a date on which to hold initial negotiations with him. Upender negotiated with Rao regarding the quantum of rent and other terms and conditions of lease. Both agreed to enter into a written agreement for the lease of the property.
